Capel CS were successful in securing the roof repair works at Hoveton and Wroxham Station in January 2023, where the former Taxi office roof had been deteriorating for several years with severe wet rot and minor collapse of the rear left corner of the roof having occurred.
Surveys were completed at the earliest opportunity to allow the design to be developed, these surveys included an Asbestos Survey, Structural Survey, Timber conditional survey, M&E services and ground investigation.
The findings and subsequent report form the ground investigations enabled a Form C design temporary works design to be developed for the access scaffold.
The surveys identified further defects to the structure, defects identified included defective flooring and floor joists, defective and failed brickwork to the parapet wall, rotten lintels and wall plates, defects to the existing box gutter and non-compliant electrical installations.
By completing the surveys at an early stage allowed the inclusion of the defective items into the scope of works, the Form G design submission for the permanent works followed covering structural, civils, M&E disciplines and the defective items identified during the surveys.
The project scope included the installation of an access scaffold around three external elevations, removal and replacement of the parapet brickwork, replacement of the East elevation wall, removal and replacement of the roof timbers and the Installation of an EPDM roofing membrane system.
Internally the defective timber floor was removed and replaced with a new timber floor, including new insulation, the facility also benefited from a new power supply ready for potential tenants, the electrical works included to De-energise the existing mains electricity supply, disconnect the existing tails outgoing from electricity meter and replace with new 100A rated double insulated tails.
The redundant distribution board was removed and replaced with a new 100A double pole isolator, the new circuit was tested and certified, the works were carried out in full compliance with current IEE wiring regulations.
The contract was executed under an Agreement for Works of Simple Content (including Design) and completed within thirteen weeks and within the agreed budget.
The works on site commenced at the end of March 2023, with the first activity being the installation of the access scaffold, providing access to the high-level areas and roof structure, external stripping out works included removing the existing parapet wall, removing the roof covering, timber deck and supporting timbers.
Construction activities were completed as detailed within the constriction programme, the re-building of the brick parapet wall, brick repairs at roof level, brick repairs to the chimney stack and further brickwork repairs and fractures across the structure being completed, new wall plates and joists were installed to form the new roof structure.
The roof system consisted of a Bauder single ply roofing system, comprising of Bauder thermofol U15 FR V Anthracite fleece backed membrane, being fully bonded onto Bauder 120mm flatboard insulation, this then adhered onto a Bauder vapour barrier which was fully bonded onto the new decking to complete the installation of the roofing system in compliance with the manufactures recommendations.
Works to the box gutter included stripping the box gutter covering, removing and replacing damaged timbers, the box gutter then received a Bauder felt roofing system to complete this element of the works.
The internal works included clearing the room of rubbish and dispose of the arisings, removing redundant units, remove the defective timber floor inc. joists. Reinstatement included installing new timber floor joists, installing insulation and ply deck, electrical installations included a new 100 A supply and isolator leaving the area safe, clean and tidy ready for potential tenants.
